Green valley

in Altlandsberg for Altlandsberg

The project

In the Brandenburg-Berlin metropolitan region, we are developing GREEN VALLEY®, one of the largest energy and innovation parks in Germany, on an area of up to 180 hectares.

About us

The investor group for Altlandsberg

With Umut Ertan and Jörg Schröder, two successful family offices with great expertise in the commercial property market have opted for the Altlandsberg location. Here they will develop the GREEN VALLEY of the Berlin-Brandenburg metropolitan region on an area of over 180 hectares directly on the A10 motorway exit Berlin – Marzahn, just 25 minutes’ drive from the Tesla Giga Factory.

Family offices are asset managers in their own right, i.e. they invest their own money in direct investments such as property development and start-ups. Such investments are characterised by extensive expertise and a long holding period.

The Umut Ertan and Jörg Schröder family offices are also active as impact investors. They make targeted investments in companies and funds that are committed to a sustainable future. This includes social, ethical, green and sustainable investments.

Umut Ertan

Umut Ertan has over 25 years of experience in the industrial and logistics property segment. During this time, he has led two companies, Realogis and RLI-Investors, to market-leading positions in the logistics property market.

Founded in 2014, the investment and asset manager RLI Investors is considered the No. 1 in terms of fund performance of German logistics special funds between 2015 and 2020.

Since 2018, Umut Ertan has also been working intensively with his own capital to reduce CO2 emissions as an impact investor and founded the Schweizer Kapital Global Impact Fund, the first pure impact investor in the German-speaking world. He manages his activities as a family office with the Schweizer Kapital Group, which he founded.

Jörg Schröder

Jörg Schröder has over 30 years of experience in the construction and property sector with a focus on industrial properties, logistics properties and business parks. He is the founder of leading companies in the development of industrial property.

He has developed and built over 5 million square metres for the entire German SME sector, various DAX companies and international clients. Jörg Schröder is co-founder and partner of Alpha Industrial and has a network that has been established for two decades and covers all important market areas in the life cycle of a property and its stakeholders from business, politics and finance.

In Altlandsberg for Altlandsberg

The local claim

“In Altlandsberg for Altlandsberg” – the motto has been self-evident from the very beginning. When we decided to develop in Altlandsberg a few years ago, there was no talk of TESLA. Even today, we don’t see the GIGA Factory as a necessary prerequisite for our involvement.

The challenge of the present and future

The term “GREEN VALLEY” is not just a “working title” or marketing term. The planning and development objective is to develop industrial, commercial and logistics properties in Altlandsberg that are sustainable in the truest sense of the word. The expertise of the investors as property developers and impact investors stands for this.

Humans and nature

The GREEN VALLEY Altlandsberg is located on the outskirts of the town and borders the A 10 motorway, the L 33 bypass and Mehrower Weg to the north. The boundary of the “Südbarnimer Weiherkette” landscape conservation area and renaturalisation areas designated in the plans of the town of Altlandsberg are located nearby.

We did not “jump on the bandwagon” and arrive as a “latecomer”, but recognised the potential early on, which the town of Altlandsberg discussed in the urban development concept (INSEK), described in 2017 and pursued in further planning processes.

We realise that any development also means change. Changes always primarily affect the residents, the citizens of the city. Changes are often associated with impairments or restrictions. We want to focus on the changes that bring about improvements. To this end, we want to enter into dialogue with the citizens of Altlandsberg and talk to them about traffic relief, the development of protected and green areas and new energy concepts in which the town participates.

We have set up a project office in Altlandsberg and are very happy to be available to citizens, associations and institutions for dialogue. Take a look at our contact details and get in touch with us.

The term “GREEN VALLEY” is not just a “working title” or marketing term. The planning and development objective is to develop industrial, commercial and logistics properties in Altlandsberg that are sustainable in the truest sense of the word. The expertise of the investors as property developers and impact investors stands for this.

Here, development partners and the city are “in the same boat” in a productive sense. On the one hand, all property developments in the commercial/industrial sector face the challenge of transforming from energy consumers to energy producers.  In the public sector, for example, the federal government wants to be a pioneer and has set out its climate protection programme for 2030: In future, new federal buildings must be at least 60 per cent more energy efficient than the legal requirements for new buildings, and building renovations must be at least 45 per cent more energy efficient.

Altlandsberg can realise gains for the future. With our technology partner Sinnpower and our joint venture LOGIC GREEN ENERGY, we have the necessary tools to realise climate neutrality and sustainability in the industrial, commercial and logistics properties in GREEN VALLEY Altlandsberg.

We in Altlandsberg not only stand out from other developments in the region due to our sheer size at an outstandingly suitable location just outside the town on the A10 motorway. We also have a significant and promising advantage thanks to our forward-looking approach of using commercial and industrial properties to produce renewable and storable energy over and above our own consumption.

There is a great opportunity here to invest in these areas in the course of industrial and commercial property development, to enhance the natural environment and to activate their shielding function against residential uses, for example. We look forward to cooperating with the town of Altlandsberg and local stakeholders on this.

Utilisation entails traffic, that cannot be denied. However, with the comprehensive development of the A10 Energy and Innovation Park Altlandsberg, there is an opportunity to divert existing commercial and individual traffic directly from the L 33 bypass to the industrial and commercial areas.
